Real Estate Law- I have performed more than 4000 real estate closings and prepared hundreds of contracts for the purchase and sale of real estate. I have counseled and advised people on the following real estate matters: the correct and best way to take title to property, contractual rights and obligations, life estates, land trusts and tax consequences in purchasing property. I also had an opportunity to draft, from scratch, a construction contract for the sale and purchase of new construction property, which my builder clients used to sell their homes. I have filed quiet title actions to correct title problems on real property.

 

Bank Representation-  I have and continue to represent several Lending Institutions/Banks in the Broward County area.  Areas of work for these Banks is drafting all closing documents for commercial loans, representing the Banks in the closing, reviewing title and all closing document, advising my clients on commercial real estate law. We have closed hundreds of loans in the following areas:  commercial real estate, commercial business loans, loans to condominium associations and residential real estate.

Business Law- Incorporated many new businesses, advised business owners on Florida Law and helped owners set up their ventures. Performed closings for business owners on asset sales and total corporate sales. I have also drafted over 25 specialized employee contracts, business contracts, and general contracts for clients.

Family Law- Represented clients in adoptions and divorces;

Probate and Guardianships;

Landlord Tenant Law- Performed and defended evictions, drafted hundreds of leases, including a specialized leases for my clients’ specific needs;

Condominium Law- I represented several condominium associations, performed liens and foreclosures for non payment and general litigation/representation;

Litigation- Real estate, real estate foreclosures, breach of contract actions, and general litigation.  Prepared legal briefs for appellate court;

Board of Realtors Committee Member- I served on the committee for the South Broward Board of Realtors called “Standard Forms”.  I assisted in drafting and maintaining the contract and addendum forms used by their members.  I sat on this committee for 4 years.  I also sat on their Education Committee, wherein I taught seminars and workshops on a variety of issues and topics for their general membership.

 

Business Owner/Entrepreneur

 

I opened my first title company in 1999 and opened two more in 2002. My duties in these companies were as follows:

Licensing the companies with the State of Florida, securing errors and omissions insurance and licensing with our title underwriters;

Managing all employees and designing and implementing systems for work flow;

Payroll, and employees taxes;

Creating and balancing monthly budgets;

Accounts receivables and payables;

Marketing- I built and set up our website and designed a web program which allowed customers to access their files for status inquiries. I attended many networking events to secure new clients. I created a bi-weekly newsletter for realtors that updated them on the latest legal updates in the State and our region.   I created and printed all of our marketing materials and was in charge of all the marketing campaigns.  I also presented our companies to prospective shareholders.

Legal Advice- I was responsible for supporting and advising the realtors that worked with us on hundreds of topics. I helped them draft their contracts and addendums.

Implemented and maintained computer systems and software. Created a system for scanning all files and closing documents for future retrieval.

Day to Day operations- I oversaw and ran the business day to day which involved dealing with employee issues, client issues, and legal issues on the real estate titles.

Real Estate Title Examinations- Performed title examinations on thousands of real estate titles to prepare them for closing.

Implemented upper level managers that took over many of the duties of my partner and myself.

Real Estate Broker/Salesman- In 1991 I received my license as a real estate salesperson and have held an active license since.

I received my real estate broker’s license in January 2004.

 

Real Estate Instructor- Licensed since 2004 to teach the real estate salesperson license law class. I taught most aspects of the class, including the review class for the state test, test taking strategies and the core content. I developed the website for the real estate school and implemented the online real estate school with the provider.  I was the “on call” instructor for the online classes. I was available to the students by email and telephone for questions and instruction.

I was active with the South Broward Board of Realtors as an instructor for their various classes they offered to their members. The topics included- “As Is Contracts and their impact on the Market and Sales”, “In Depth Review of The South Broward Board Contract and The Florida Bar/Florida Association of Realtors Contracts, Compare and Contrast.”

Service

• Guardian Ad Litem- Represented indigent and abused children in court. I was responsible for making recommendations to the court so the court could determine what was in best interest of the children. (3 years)

• Corporate Counsel and Board of Directors of Futurepoint- an  organization that provided workshops for underprivileged kids, which taught leadership and life skills. (2 years)
